Most valuations are a number with nothing behind them. You'll get the comparable sales attached, so you can argue with the comparables instead of the number.

An estimate, not a quote. Commission and the services in it are agreed in writing in the listing agreement; 4% is a starting illustration, not a rate card. Your lender sets the exact penalty, and closing adjustments (prepaid property tax, utilities) move the figure a little either way. The full breakdown, and the buyer's side, is on what it costs.
At these numbers the sale doesn't cover the mortgage, so you'd bring money to closing. That's worth a conversation before you list.
